How Much Does a Buyer's Agent Cost YOU?

Interstingly enough, most home buyers do not know the answer to this question, proven through countless phone calls I have received asking the same question of, "How much do you cost?"

Say you want to buy a house. You drive around, see a house that you like, and call the number on the sign. You reach the SELLER'S AGENT. They walk you through the process, and you end up purchasing the home. Great! You did not use a buyer's agent, and guess how much you saved? NOTHING! The seller's agent will take, on avergae, X% of the total purchase price. If there is a buyer's agent, that X% is split between the seller's agent and the buyer's agent, so you actually pay the exact same amount whether you have a buyer's agent or not! The same goes for new construction. You do NOT save any money by choosing to not use a buyer's agent.

You may ask, "Why do I need a buyer's agent?"

Here are some benefits of having a buyer's agent:

1) Negotiation

Inexperience in negotiation can leave you paying too much somewhere. Also, you may neglect to ask the right questions which may leave you with higher than average closing costs or missing square footage on a new build that your agent can negotiate for you with experience.

2) Experience

Home buying is not something the average person does more than once or twice, so you can only be so experienced unless you are an agent. Let your agent use his or her experience to your advantage!

3) Communication

During the home buying process, there is a lot of back and forth communication that can take place. To avoid impacting your everyday life with these phone calls, your buyer's agent can take this on for you.

4) Time

All of the home buying process takes time, and we all know that time is a limited resource. Your buyer's agent can take over the bulk of the "work" and save you a lot of time.

5) Documentation

Talk about paperwork! Especially in new construction, there can be large amounts of paper work that can be completely foreign in verbiage to a buyer. Your agent, who is experienced in this, can breeze through it on your behalf.

6) Hidden Fees

You may think you got the better interest rate, but turns out you are getting screwed on the closing costs because you do not really know that they should be around X% instead of Y%. Your buyer's agent knows the market standars and can protect you and lower risk of hidden fees.

7) Education

Buyer's agents can teach you alot! Make sure you have one on your side to help educate and guide you through this process.

8) Comparative Market Analysis Knowledge

Knowing the market is key. Buyer's agents have access to standard market value and can make sure you are paying what the house is worth TODAY!
